Project Spotlight: APX Endodontics & Sleep Better Clinic

A Cambridge healthcare construction project uniting two independent clinical practices in one shared space. A dual-practice medical office renovation built for performance, workflow, and durability.

Building a shared clinical environment for two independent, yet connected practices requires a very different approach to healthcare construction. In our recent Cambridge project, we teamed up again with Joe Architect Studio to transform a previously occupied space into a modern, state-of-the-art medical office renovation, supporting both an endodontics practice and a sleep medicine clinic. One footprint, two very different services.

When we set out to work with APX Endodontics, led by Dr. Devon Ptak, and Sleep Better Clinic, led by Dr. Adrian Velasquez, on their shared space, we understood how critical careful planning and coordination would be to support two distinct business needs. The focus was on creating a cohesive clinical environment that allows each practice to operate independently and efficiently, shaping planning, layout, and construction decisions from start to finish.

One Shared Space. Two Independent Practices.

While the suite functions as a connected environment, each practice required its own rhythm, workflow, and degree of separation. APX Endodontics, in particular, required a larger patient waiting area to support patient volume. Custom-built-in seating, a refreshment station, and modern accents and structural details were incorporated to provide subtle, welcoming comforts while reinforcing the office’s contemporary feel. For Sleep Better Clinic, a minimalist, restrained aesthetic with high-end detailing leaned into a quiet sense of luxury while supporting a calm clinical environment.

Seamless Transition Between Practices.

Clean lines and architectural details were intentionally used to create a seamless transition between spaces. Arched openings guide movement and signal shifts in use, while reeded wood detailing provides continuity across shared areas without compromising independence. These elements allow the space to read as cohesive while still supporting the distinct operational needs of each practice.

Built to Support Daily Clinical Work

Throughout the project, our responsibility was to execute the architect’s design vision and the client’s operational goals with discipline and precision. From the outset, performance, functionality, and long-term durability guided our construction approach. The approved clinical layouts were carefully built to support workflow efficiency, requiring close coordination across trades to ensure that structural elements, mechanical systems, lighting, and millwork aligned seamlessly with the intended plan.

Material selection was carried out with longevity in mind. Finishes were installed with the expectation of constant, daily use in a clinical setting, where durability is not optional but essential. Detailing was executed to ensure clean transitions, maintainability, and consistent performance over time. Every component of the space was built to reinforce how patients move through the environment and how clinical staff operate within it day to day.

A Coordinated Effort from Start to Finish

Early coordination of shared infrastructure, including mechanical, electrical, and plumbing systems, required close collaboration among the architect, specialty subcontractors, and both Dr. Ptak and Dr. Velasquez. Working directly with physicians early in the process allowed workflows, adjacencies, and technical requirements to be resolved before construction began. That level of alignment is essential in medical office construction and multi-tenant healthcare build-outs, where coordination across disciplines ensures the space performs as intended from day one.

“My wife and I had a great experience working with Wellen. Working with Justin Lopez and Dan Luthern was very seamless. They were always available to answer our questions. Justin had gone above and beyond with his duties. Very professional. We were very much informed throughout the process. They also helped us communicate with the local government for our permits. I would highly recommend them to anybody who’s looking to start their clinics. Cannot say enough great things about them.” – Adrian Velasquez, MD, MPH, ATSF, Sleep Better Clinic
